Desert soils absorb water slowly. When a monsoon storm drops heavy rain quickly, water sits on flat surfaces and pushes into any crack or low spot. The compacted gravel base beneath your asphalt is what determines how long the surface lasts. A thin or improperly compacted base shifts under vehicle weight and in the Coachella Valley's sandy soils, causing the asphalt above it to crack and sink within a few years. If the base is still structurally sound but the surface layer is damaged, cracked, or oxidized, resurfacing removes the old top layer and installs a fresh one.
